Situation and location
The location of the Fraternidad-Muprespa Hospital plot is located on Paseo de la Habana nº 83-85 in Madrid, between Romero Girón and Federico García Sanchiz streets.
The plot has a trapezoidal shape, bordering to the east with Paseo de la Habana, to the west with Federico García Sanchiz Street, to the south with Romero Girón Street and to the north with a residential property. It occupies an area of 3,503 m2. The average dimensions (length x height) of the trapezoid are approximately 82 x 42 meters.
The site has a small slope, the highest area being west and descending with a slight SW-SE inclination, with a difference in level in the road of just over 1 meter.
The execution project of the new Hospital has been developed in accordance with the urban planning conditions included in the Detail Study, approved by the Madrid City Council.
Below are the main characteristics of the construction of the Project:
- Buildability (computable built area): 6,947 m²[1]
- Maximum occupancy above ground (50% of the plot surface): 1,746 m²
- Maximum height: 8 floors: 4 below ground and 4 above ground, with a building height of 17/20 m
